The developer purchased a site within the development limits of Ballyrobert, Co Antrim which had 5 no. houses with large rear gardens.
In order to be viable, they required a site with minimum 25 no. units with a range of housetypes including bungalows, townhouses, detached and apartments. Designs were completed and approved by DOE planners, however the housing market depression had unfortunately affected the start of construction.
Finally, we were given the go ahead to produce working drawings for construction and also to change some of the housetypes, as the needs of home buyers and the type of customers had changed - to a focus on first time buyers primarily.
A phased construction programme was implemented and the site began to take shape, currently 75% complete and inhabited with the final phase due for commencement in Spring 2014. To reflect a value for money ethos, each housetype was individually assessed and value engineered to be economical to build, economical to run and to comply with SAP 2009 regulations for Heatloss and Carbon Footprint Limits.
