After our initial consultation and appointment with
you, we carry out a full measured survey and
develop the design brief into preliminary
drawings, usually with several alternative
proposals, to ensure you end up with the design
which most suits your needs and budget. We pride
ourselves on our efficiency and effectiveness and
can provide completed design drawings within
1 - 2 weeks. |

Planning
Once you have decided upon the design you like,
we produce the full working drawings and
documentation required for submitting a planning
application to the DOE Divisional Planning Office,
and as your agent deal with all queries directly
and paperwork requirements the Planners may have.
From the time a planning permission application
is submitted to the granting of Approval takes
approximately 2-3months , but this depends on
the type of application. |

Building Control
Once planning permission has been granted, we
prepare and submit all relevant drawings,
specifications and documentation to obtain Local
Authority Building Control Approval. This ensures
that the design meets all the current Building
Regulations. Construction may commence as soon
as the Building Control Application has been
submitted.

Tender Process
At your request we will send full tender
documentation to three building companies and
invite them to submit a competitive tender for
carrying out the works. We pride ourselves on
the select list of builders we use, most of whom
we have had a professional relationship with for
more than 20 years. Upon receipt of the building
quotations, we carry out a full tender analysis
and assist you in appointing the most suitable
contractor to carry out the work. We then issue
a full set of construction drawings and documents
to you and the builder. |

Project Management
We can provide Full Project Management Services
for the supervision of construction, Interim
Valuations, and Architects Certification for
Self Build Mortgages.
