A house extension is the perfect way to add space to a home without the huge upheaval and expense of moving house. In most cases when done with careful budgetary planning it will add real value to a property.  

We can manage all of the building process, including helping you secure planning consent and building regulation certification, finding a suitable builder, monitoring progress, standards and safety on site, arranging input from specialists and overseeing construction to completion.

What kind of extension?

Extensions to homes take many forms, for example, the addition of a bedroom or study above the garage, extending the kitchen & living accommodation, providing additional upstairs space by a two storey extension or creating additional bedrooms by converting the loft. We have significant experience in advising of suitable renovation work to older dwellings and will work closely with you to ensure the style of work fits with the your building style and make the most of the available space.



How does the process work?

What happens first

Initial Visit

Built around you, the first visit can be an informal chat where we discuss options and possibilities for your house improvement plans or where we begin drawing out potential concepts and detail the various opportunities your project presents. This ensures that our customers are equipped with the reassurance that they have fully explored and understood all the possibilities of their home before they commit themselves to their building project.

Accurate Drawings

After the initial visit there are still a variety of decisions to be made and drawings to be produced to demonstrate what the intentions for your project are. The more information you have, the more in control you are and by utilising our experience and knowledge you will enhance the outcome of your renovation and ultimately optimize your investment.

HR Jess are experts in domestic architecture producing well considered house plans and drawings, so that your scheme will be built as you intended both in terms of quality and budget. We will produce multiple scheme design drawings to allow you to consider all of the options available to be able to bring the scheme together into a final draft that you are satisfied with. 

Getting permissions

Consents and Consultants

Most building work, unless is it a minor refurbishment, requires some sort of permission to be granted before it can go ahead. Depending on the extent of the work you wish to carry out, the location and type of your property you may be required to apply for several permissions.

These may be one or more of the following: permitted development, planning permission, landlords consent, conservation area consent, listed building consent, party wall consent, building regulations approval etc.all of which we are able to do on your behalf or simply be at hand to guide you through the process.

Planning Permission

We will advise you as to whether the work you want to do to your home will need permitted development or planning permission. We will then draw up the necessary plans and gather together all the relevant information to ensure the application is both accurate and clear, as mistakes will often cause delay in achieving approval. Building Control

To ensure your project is built to current building standards you need to submit detailed drawings of the construction for approval. We can produce all the necessary drawings and liaise with other members of the HR Jess team for example, structural engineers, whose input is usually required to fulfil the regulations.

How much do House Extensions cost?

Extensions and remodelling costs will vary due to size and complexity of each project.

Each HR Jess quotation is provided with a full breakdown of each element including concept drawing preparation, scheme design options, consultations, technical construction plans, structural steel calculations, heat loss calculations and submission fees to statutory bodies.

If you want to get the most out of your budget you need to understand how the building costs add up. It is advisable to do this in advance of starting on site, so that if the builders quote is more than you expected, you have time to moderate your aspirations/ specification or vary the scope of the project.

To maximise your budget you need to understand how the costs break down, so HR Jess will produce an 'an outline schedule of works', which is a written summary of the main elements of the proposed works listed out for the builder to price against. With this you can make a true like for like cost comparison between builders prices. HR Jess will also produce a detailed set of drawings to accompany the schedule of works which can be sent to your selected builders so you can get an accurate price. The price along with the agreed contract period can then be written into a contract which we can oversee for you and to ensure the work is completed according to the plans, the timescale and price stipulated.

Disabled Adaptations

Adapting buildings for the elderly and people with disabilities is a specialism of HR Jess Ltd. We are acutely aware of the specific needs of disabled people and have helped improve the quality of life in numerous homes in the last ten years.

We are registered with FOLD Housing Association and work closely alongside the NIHE and your Occupational Therapist to ensure the right extension is provided for your property and requirements.

Building Ramps for Disabled Access

Where possible, ramps to entrances respect the look and symmetry of existing elevations such as ensuring new walls are constructed with materials which match and harmonise with the existing walls.
